Balcony Epoxy Replacement in Coral Gables

Introduction

A homeowner in Coral Gables reached out after experiencing issues with a recently installed epoxy balcony floor. The surface showed bubbling and noticeable yellowing, signaling improper materials and installation. Our team stepped in to correct the problem with a durable, UV-stable system designed for long-term performance.

Client Overview

The client owned a residential property with a 170-square-foot balcony that had been previously coated by another contractor. While the initial finish looked appealing, it quickly deteriorated due to poor product selection and application methods.

The Challenge

The original coating failed due to trapped air bubbles and the use of standard epoxy as a topcoat, which led to yellowing under UV exposure. The surface required complete removal without damaging the substrate, along with a system that could withstand outdoor conditions.

Job Scope

  • Full removal of failed epoxy coating
  • Surface preparation and repair
  • Installation of a moisture vapor barrier system
  • Application of silica sand for texture and durability
  • Polyaspartic white pigmented topcoat (UV-stable)
  • Total Area: 170 sq ft
  • Duration: 2 days
  • Crew: 2 workers

The Solution

We mechanically removed the existing coating and prepped the surface to ensure proper adhesion. A Moisture Vapor Barrier Epoxy Rockhard base coat was applied, followed by a silica sand layer to enhance strength and slip resistance. The system was finished with a UV-protected polyaspartic white pigmented coat, ensuring long-term color stability and durability.

Results

The balcony was fully restored with a clean, bright, and durable finish. The new system eliminated bubbling issues and provided superior resistance to sun exposure, moisture, and wear.

Unique Comment

Switching from a standard epoxy topcoat to a UV-stable polyaspartic system made a significant difference in both performance and appearance, especially for outdoor spaces.
